What is the first home owners grant?

The First Home Owners Grant Queensland is a one-off tax-free payment designed to financially assist first-time home buyers with the expenses of buying a home.

For buying or building a new home, the grant amount is:

  • $30,000 for contracts signed between 20 November 2023 and 30 June 2025 (both dates inclusive)
  • $15,000 for contracts signed before 20 November 2023.

For owner-builders, the grant amount is:

  • $30,000 where foundations are laid between 20 November 2023 and 30 June 2025 (both dates inclusive)
  • $15,000 where foundations were laid before 20 November 2023.

First home owners grant eligibility

Before applying for the first home owners grant, it’s essential to check if you are eligible to apply. The criteria as set by the Queensland Government are:

  • You are aged 18 years or older
  • You must be an Australian citizen or permanent resident (or applying with someone who is).
  • A New Zealand citizen with a special category visa must have a current New Zealand passport to be a permanent resident.
  • You or your spouse must not have previously received a first home owner grant in any state or territory of Australia.

Have your obligation-free, initial consultation over the phone. This will take 20-30 minutes.

Supporting documents

Your dedicated mortgage broker will grant you access to the client portal, Finance Vault, where checklists and documentation requirements can be found. You will need to include:

  • Details about yourself and, if applicable, your co-applicant, including contact, income, assets, liabilities, and employment.
  • Income documents, including recent payslips and tax returns.
  • Identification documents
  • Bank statements

Step 3

Finance appointment

We will discuss your financial circumstances to understand your borrowing capacity and goals. We will then go over how you would like to structure your home loan, the funds necessary to reach your goals, and any potential issues that can arise during the application process.

Step 4

Assessment & recommendations

Once your financial situation has been analysed and you understand your options, one of our experienced mortgage brokers will complete a preliminary assessment and narrow down suitable home loan options.

We will also discuss:

  • Discuss the pros and cons of each
  • Our highlighted option and the reason why
  • A breakdown of the funds required
  • How you would like to structure your loan
  • Reasons why you may not meet the eligibility criteria for certain home loans
  • If you believe there’s a better option, we’ll gladly reassess and find the best fit

Step 5

Application & approval

After you have decided on a lender and product, we will prepare your application either for home loan pre‐approval or, if you have a contract ready to go, we will order a valuation and submit your application for “Formal Approval”. This is a bit of a complex process and why we are here to help. We will complete all the data, forms, proposals, and documents necessary to ensure your loan is approved.

We will then chase your lender, liaise with and communicate with conveyancers and real estate agents to ensure a smooth home buying process.

Step 6

Settlement & Beyond

For first time home buyers, the exciting part of securing a first home buyer loan is the process of officially transferring the property into your name. During this process, funds are disbursed, and the necessary documents for transferring property ownership are filed.

What if I'm not eligible for the grant?

If you aren’t eligible for the grant, we can work with you to find other potential grants for which you might fit the criteria and navigate your financial circumstances to find a solution that suits you and your goals.

Unfortunately, this grant is not intended for investment properties. You are required to move into your new home as your principal place of residence within one year of the completed transaction and live there continuously for six months.

During the six-month residency period, you may rent out one or more rooms in your home, provided that this arrangement does not interfere with your use of the property. However, renting out any rooms during the first year after moving in may impact your eligibility for the first home concession or the first home vacant land concession. This is important to discuss with your home buyer mortgage broker, who can help you understand the residence requirements.

You can use the grant as your deposit. It can be applied at different stages of the home loan process, depending on how and when you apply. If you plan to use this grant to help with your deposit, make sure to inform your mortgage broker during the initial consultation.
